Arrive to fire off furnace for first time after LP tank is filled.Arrive and check LP the tank only has 10% left on the gauge. Ensure enough gas pressure at gas valve with 10.5inwc before fire off.Inform homeowner tank is low and it will be best to not run tank dry or it will soot up the heat exchanger.Fire off- Turn on Furnace and burn off heat exchanger protectant oils, initial fire off carbon monoxide- 155ppm. Heat exchanger conditioning took 20 minutes. Check filter is clean, Check Static pressures on ductwork return-.5inwc supply-.15inwc. Balance furnace to 14ppm Carbon monoxide and 7.9% oxygen. Furnace is ready to run and is efficient as possible in the current ductwork configuration. Temperature rise across system-75 to 126 . Calibrate thermostat. Ensure proper operation of the condensate drain, ensure all registers in home are open, reinstall all items before departing. Ensure no leaks on gas connections or flu connections before departing. Water heater diagnostic.Arrive and homeowners state water heater is leaking. Find that the expansion tank has developed a leak and is leaking onto the top of the unit. Offer homeowners replacement expansion tank at $440.The water heater is 17 years old. We at home Energy Experts recommend to replace the water heater instead of repairing only the expansion tank. Water heaters over 12 years old will develop leaks in the tank and can cause major home damage if not addressed quickly. Homeowners would like. Quote for water heater. Customer said their furnace wasn’t working, arrived and turned furnace on, ran furnace for approximately 30 mins with no issues, told customer I cannot tell customer why the furnace wasn’t operating before since it is working now, did notice it is in need of a maintenance though, cleaned furnace, burners, flame sensor, cleared pressure switch hose, 16x25x1 air filter was clean, combustion 11.8% oxygen and 10 ppm co, temp rise 50* rated for 35-65*, static pressure .35wc return, .5wc supply, blower amps 3.7, inducer motor amps .5, no gas or co leaks, tested furnace.Static pressure is high, restrictive ducts, suggest replacement of duct to increase efficiency to home, decrease static pressure, allow furnace and ac to breathe properly.

FIREPLACE MAINTENANCE: - cleaned the unit from dirt, dust, and debris - cleaned the burner and inspected - pulled and cleared the pilot from carbon build up - polished the igniter rod - polished the thermopile - polished the thermocouple - inspected the fan assembly - inspected the rope seal around the glass - cleaned the glass - wiped the unit down - relayed an ember bed - tested the thermopile and thermocouple - inspected performance of the fire - tested for gas leaks and tested gas pressure - tested for carbon monoxide - verified operation is normalThey were experiencing a delayed ignition due to the pilot orifice being dirty. clean the orifice and rectified the delayed ignition, but I am seeing that the burner in the pilot assembly are pretty rusty.
