Ac maintenance Check operation, check temp split 20, check safty disconnect, washed unit inside and outside, brushed electrical department out, check contactor, check capacitor, check amp draws on the compressor 6.9 and the fan .9, check fan bearings and compressor windings, check filter customer has change. Findings -contactor pitted -capacitor is low on chargeRecommend repairing the contactor and capacitor and recommend maintenance plan Customer went with recommendation beside the maintenance plan because there planing on saling the home

Current system was Ac prepped but Ac prepping was not done properly.Lineset is currently a 3/4 Lineset which is undersized, it needs to be 7/8 so a new Lineset needs to be ran.Evaporative coil currently sitting is a 3 ton coil, to cool the given square footage of the home and air conditioner needs to be 4 ton with a 4 ton coil. 5 ton system in our elevation is not to be used due to our given elevation which make 5 tons of airflow impossible, therefore sizing is set properly at 4 tons for maximum cooling, achieving proper efficiency and to avoid wasted money on higher power bills due to oversized equipment. Sheet metal transition will remove choke point between furnace and coil to allow for proper airflow to ensure Ac unit will be able to work without coil freezing and ensure high efficiency is achieved.Duct work pressure is extremely high which creates restrictive airflow. Air conditioner will not work properly, will freeze and unit will not be able to run atdesigned efficiency r

Ac Maintenance:Checked operation of thermostat. Gave homeowner 1(20x30x1) return air filter. Checked pressure/temps superheat/subcooling on refrigeration system.checked capacitor mfd ratings, checked amps on compressor and OD fan motor, checked volts and resistance across contactor, (found very high resistance, arching and pitting with burnt marks everywhere) tightened lugs on disconnect and contactor, checked condensate for proper drainage. Washed coil inside and out.Replaced contactor and installed 5-2-1 compressor saver

Performed Air Conditioner Maintenance:- Changed filter - Removed all debris inside condensing unit - Cleaned condenser coils - Cleaned fan - Sprayed down condensing unit - Tested capacitor - Tested fan motor - Fan motor registering at .6amps - Tested compressor - Compressor registering at 12.0amps - Checked contactor - Tightened schraeder cores - Performed static test on system - Return side measuring at .3WC - Supply side measuring at .3WC - Performed temperature check throughout home - Return side Temperature:74 Degrees - Supply side Temperature:51 Degrees - Temperature change:23 Degrees - Replaced contactorContactor is burnt, pitted and blacked out. Contactor is responsible for allowing power to pass into unit. When contractor pads are burnt, pitted and in poor condition it will eventually stop allowing electrical current to flow and air conditioner will not work.Recommend custom fit brinmar Ac cover to protect unit from the elements during the fall and winter when the unit
